How long does it typically take
to obtain my VA certificate?
Normally, 20-30 days if you
use the VA website. In extreme cases- such as a seven
day close timeline- the certificate may be obtained at
Tripler Army Hospital. You’ll need your enlistment
contract or a DD-214.
Why do sellers shun away from VA loans?
In a seller’s market, the VA process was seen as too
cumbersome and time-consuming. In fact, VA loans usually
close within 45 days or less.
Can two or even three service members purchase one
property together?
Absolutely! Non-spousal VA eligible members,
retirees, active duty or any combination of the above
can purchase a house together.
What are the benefits of using VA?
VA lenders absorb the funding and other fees. They
guarantee the lender that their loan will be paid in
full. VA will only do ONE loan without mortgage
insurance.
When you sell your house, you can use your VA again.
VA CLOSING COSTS
CLOSING COSTS:
The Veteran’s Administration limits the types of
closing costs the Veteran can be charged. These
limitations apply not only to lenders, but also to
escrow and title companies and anyone else involved in
the transaction. Each regional office has an established
schedule of “Allowable fees and charges.”
ALLOWABLE VETERAN-BUYER CLOSING FEES:

1. Appraisal
2. Credit Report
3. Loan Origination Fee (must be reduced by the
amount of escrow fee charged to the Veteran)
4. Title Insurance
5. Recording Fees
6. VA Funding Fee
7. Discount Points
8. Prepaid Interest
9. Hazard Insurance Premiums
10. Real Estate Tax Impounds
11. Insurance and Lease Rent Impound
12. Maintenance Fee Impounds
Since the Seller may pay all or part
of the Veteran’s closing costs and impounds, it is
possible for the Veteran to buy a home with little or no
cash investment.
NON-ALLOWABLE FEES: (Veteran CANNOT pay)
Since the Veteran’s Administration regulations limit
which fees can be charged to a Veteran borrower, it
follows then that other mandatory fees must be paid by
the Seller, since the Seller is the only other party to
the transaction.

1. The entire escrow fee
2. Notary fees
3. Document preparation fees
4. Real Property Tax service
5. Underwriting Review fee and/or Quality Control
